Vacant site in sensitive Conservation Area location formally occupied by a Victorian Lodge which had burnt down some years ago.

The site had been subject to a previous planning application which was refused at local level and subsequent appeal due to the insensitive nature of the proposal.

Negotiations included not just discussions with the Councils Conservation Officers but also with local stakeholders and local residents to ensure that the new building provided a fitting entrance to the Conservation Area itself.

Cadenza acquired the site on unconditional basis at auction and subsequently set about negotiating with the Local Authority to ensure their aspirations for the site were properly managed. Ultimately the scheme for 23 apartments in a contemporary building was agreed and planning permission subsequently granted.
